1. How much does a new roof cost in LA?
Composition shingle replacements on a typical 2,000 sq ft home generally run from the high teens to low thirties. Tile is higher. Full breakdown at /guides/roof-cost-los-angeles/.
2. Why is there a $3,500 minimum on repairs?
Proper repair includes licensed insured crew, premium materials, dump fees, permit if required, and the photo report. Below that price, corners get cut. We do not cut corners.
3. Do you offer financing?
Yes through third party financing partners. See /financing/.
4. Is the online estimate the final price?
The online estimate is a starting number from satellite data. The in person inspection produces the final quote that goes into the contract.
5. Do you price match other quotes?
Not exactly. We will explain the difference between our quote and any other quote you have received, line by line. Often the difference is what is included rather than the dollar amount.
Materials and lifespan
6. How long does a composition shingle roof last in LA?

7. How long does a tile roof last in LA?
Clay tile 75 plus years on the tile itself, 30 to 50 on the underlayment. Concrete tile 50 to 60 on the tile, 25 to 40 on the underlayment.
8. What is a tile lift and re lay?
Existing tile is carefully removed, the deck and underlayment are replaced, and the original tile is re laid on top. About 30 to 50 percent less than full tile replacement.
9. Should I choose tile or shingle?

10. Do you install metal roofs?
Yes. Standing seam metal lasts 40 to 60 years. Higher upfront cost, very durable, more common on commercial and modern residential.
Permits and code
11. Do I need a permit?

12. Who pulls the permit?
Your licensed contractor. We pull every required permit as part of the project.
13. What is Title 24?

14. What is Class A fire rated?
The highest fire resistance rating for roof assemblies. Required by code in designated brush fire zones, which cover much of the LA hillside neighborhoods.
15. Can I skip the permit to save money?
No. Unpermitted work creates problems at home sale, with insurance, and with future contractor disputes.
Process and timing
16. How long does a roof replacement take?
Typically 2 to 5 working days for most single family homes. Larger or steeper roofs run 5 to 7 days.
17. Will you protect my landscaping?
Yes. We tarp landscaping below the work area, protect AC condensers and pool covers, and clean the yard daily.
18. What is the best time of year for roof work?
Summer and early fall are ideal. Avoid scheduling during the rainy season (December through March) if possible.
19. Will my house be exposed during the project?
Briefly. We tear off in sections and immediately install new underlayment, so the roof is never fully open to the elements.
20. Can I stay in the house during the work?
Yes. The work is loud but the house remains habitable. Some homeowners prefer to be out during peak hours.
Warranty and follow up
21. What is the warranty?
Full labor warranty on the install plus manufacturer warranty on the materials. Full details at /warranty/.
22. Is the warranty transferable?
Material warranties are typically transferable to the next homeowner. Labor warranty is on the home, transfers automatically with the sale.
23. What if a leak develops after the work?
Call us. If the leak is workmanship related and within the warranty period, we fix it at no charge.
24. Do you offer maintenance contracts?
Yes for commercial and HOA properties. Single family annual maintenance available at $400 to $600 per visit.
25. What is included in the photo report?

27. What do I do if my roof is leaking right now?

28. How fast can you respond to an emergency?
Typically 1 to 3 hours during business days, 2 to 4 hours after hours. During major storm events, response time can stretch and we prioritize the worst leaks first.
29. Will my insurance cover storm damage?

30. Should I prep my roof before storm season?
