Every American Roofing Pro install comes with a labor warranty on the workmanship plus the manufacturer warranty on the materials. We stand behind the work.

Warranty overview

What is covered and for how long

A roof warranty is actually two warranties stacked on top of each other. The first is the labor warranty, which covers the workmanship of the crew that installed the roof. The second is the manufacturer warranty, which covers defects in the materials themselves. Both matter, and the difference is important.

Labor warranty

American Roofing Pro provides a labor warranty on every install. The specific term length is stated in the written contract and depends on the type of work and the material. Most full roof replacements carry a multi year labor warranty on the install. Specific repair scopes carry a shorter labor warranty, typically one year for standard repairs and longer for larger sectional repairs. The exact terms are spelled out in the contract before any work begins.

The labor warranty covers workmanship problems: flashing that fails because it was installed wrong, shingles that lift because the fasteners were placed incorrectly, valleys that leak because the underlayment was not stepped properly. If the workmanship is the cause, we fix it. No charge.

Manufacturer warranty

The materials we install carry their own manufacturer warranties. Composition shingles typically carry 25 to 50 year material warranties from the manufacturer (GAF, CertainTeed, Owens Corning, and others). Concrete and clay tiles typically carry 30 to 50 year material warranties or a limited lifetime warranty. Underlayments, flashings, and accessories carry their own product specific warranties.

We register every manufacturer warranty in the homeowner name as part of the project closeout. You receive the registration documentation in the project package. If a material defect appears during the warranty period, the manufacturer is the warranty obligor, and we help coordinate the claim.

What is not covered

Damage from external causes (storm, fire, foot traffic, fallen tree limbs, animal damage) is not covered by either the labor warranty or the manufacturer warranty. Those events are typically covered by homeowner insurance. Normal wear and tear at the end of the material useful life is also not covered. Improper maintenance (gutters not cleaned, drains not maintained, repairs done by third parties) can void warranty coverage. Specific exclusions are detailed in the contract.

Transferring the warranty

If you sell your home during the warranty period, most manufacturer warranties are transferable to the new homeowner with a small paperwork step. The labor warranty is on the home, not the original homeowner, so it transfers automatically with the sale. Ask the project manager for specific transfer instructions before closing.
