The dominant materials are modified bitumen (the black asphalt based system you see on older retail and small industrial), TPO (the white plastic membrane increasingly used on new installs), and PVC (used where chemical exposure or high temperature is a concern). Each has a place. Which one fits depends on the building, the budget, and the maintenance plan.
