Why this inspection matters
Solar panels typically last 25 to 30 years. The roof underneath needs to last at least as long, ideally longer. If you mount solar on a roof with 5 to 10 years of remaining life, here is what happens: in 5 to 10 years the roof leaks or fails, the solar installer comes back to remove all the panels and the racking, the roofing crew replaces the roof, the solar installer comes back again to reinstall everything. That cycle costs $3,000 to $6,000 in removal and reinstall fees alone, on top of the roof replacement itself.
A pre solar roof inspection costs a fraction of that and tells you, in writing, whether your roof is ready for solar. Most reputable solar installers in California now require a roof inspection before they will mount panels. They want documentation that the roof has at least 15 years of remaining useful life.
What we check
Roof age and remaining life
First question: how old is the existing roof, and how much useful life does it have left? We look at the wear pattern, granule loss, sealant condition, flashing condition, and other indicators. The written report gives an estimated remaining roof life so the solar installer knows what they are working with.
Deck condition
Solar racking attaches to the deck or to the rafters underneath. The deck has to be sound. If we see signs of deck rot, soft sheathing, or moisture from below, that area needs repair before solar can go up safely.
Structural capacity
Solar arrays add weight to the roof, typically 3 to 5 pounds per square foot distributed. Most modern homes can handle that easily. Older homes with marginal framing may need a structural engineer review. We flag this concern when we see it.
Penetration points
Every solar racking foot is a roof penetration. Each penetration is a potential leak source. The solar installer has to flash each foot correctly. We document the existing penetration condition so the installer has a baseline, and we identify any existing flashing problems that should be addressed first.
Drainage patterns
Solar panels block water flow in some patterns and concentrate it in others. We document the existing drainage so the installer can plan racking layout to avoid creating new drainage problems.
Ventilation
Solar panels increase attic temperatures (and roof surface temperatures) by reducing reflection and adding insulation. Adequate attic ventilation matters more after solar than before. We check existing ventilation and recommend additional if needed.

If the roof needs work first
Sometimes the answer is: replace the roof first, then install solar. This sounds expensive but it is almost always cheaper than installing solar on a tired roof and dealing with the removal cycle later.
If we recommend replacement first, you have options. You can pause solar plans, replace the roof now, then install solar after. You can replace the roof now and install solar simultaneously (which we coordinate with the solar installer). Or you can opt for a tile lift and re lay if the roof is tile and the underlayment is the failure point. We walk through the options in the inspection report.
If the roof is ready
Most of the time, the report says the roof is ready and the solar installer can proceed. The installer uses our documentation to plan racking, flash penetrations correctly, and confirm the customer is making a sound investment. We provide a copy of the report to the solar installer directly if you want.
Who pays for the inspection
Pre solar inspections are free for the homeowner. We coordinate directly with the solar installer in many cases. If you are working with a specific solar company, ask them whether they prefer to schedule the inspection through us or through their referral list.
